Let's be real. A rental condo in the Valley costs $637k before HOA dues.
- You already own the land. No lot to buy, no bidding war. The ADU goes up behind the house you already have.
- No second mortgage, no HOA, no closing costs. No property manager unless you want one.

“They showed up at 7:15 and started at 7:30 every morning. They didn't come when they said they would be there. They were there. Always professional, always communicating with me. And they cleaned up after themselves. Every day it was clean.”— Craig, Westlake Village · video testimonial
“The workers come before 7 in the morning, every morning. What amazed me was when they leave, the place is so clean. Efficiency and professionalism, combined with good work. I can recommend these guys to anyone in a heartbeat.”— Rustum, Eagle Rock · video testimonial
What ADU investors ask first
“What's the real all-in cost?”
Garage conversions typically $170–200k, detached one-bedrooms $200–300k, including design, engineering, city fees and finishes. Lot-specific work is priced before you sign, never as a change order.
“Is the rent estimate real?”
We pull current listings within a mile of your address. If your street rents lower, we say so.
“How do I finance it without losing my 3% mortgage?”
Most owners use a HELOC or home-equity loan behind the existing mortgage. Some lenders count up to 75% of projected rent toward qualifying you.
“Do my taxes go up on the whole house?”
No. Only the new unit is assessed, roughly $2,500–3,000 a year on a $250k unit. About one month of rent.
“Will I hate having a tenant in my backyard?”
We design for separation: own entrance from the side yard or alley, no shared walls, fencing and screening. Many owners add a separate gate and address.
